Another important thing to consider is the money. You may be eligible for scholarships and other kinds of financial aid, but it depends on the school, so check it out. Get online and look at school websites.

(Yes, that?s right?.you want at least half the park to be vacant when you purchase the property as that fact will kill the sellers price and ensure that you end up buying a screaming deal.) You?re healthy, sharp and full of energy so you?ll improve the quality of the park, raise rents and maximize your rent roll. By the way this will immediately increase the value of your mobile home park through cap rate valuation. Net Operating Income (not including cost of financing) / cap rate.
Example
30 Space Park, $300 a month Rent Roll (50% Vacant) = $54,000 yearly rent
$54,000 ? 16,200 (30% of rent goes towards Operating Expenses) = $38,000
$38,000 (N.O.I.) / 9.0 % (cap rate) = $422,222 (Your Purchase Price)
Your up side:
30 Space Park, 100% Occupancy, $320 a month rent roll = $115,200 yearly rent
$115,200 – $34,560 (30% park operating expenses) = $80,640
$80,640 (N.O.I.) / 9.0% (cap rate) = $896,000 ….I would sell at this point

Rooms are calmer when computers are off. Prepare for tomorrow:
Do a few morning tasks–put out clean breakfast dishes, lunch containers, and ground beans for coffee–to have less to worry about at night.
Prepare your body:
Relax your body as you do your routine tasks: Stretch as you change into your PJs. Massage your cheeks as you rub cream on your face. Brush or run your fingers through your hair to shake off the day. Appreciate your body–even the parts that you wish were different–for how it functions.
Prepare your room:
Straighten the bed or turn down the sheets. Spray a mist of rose water to clear the air, or warm some aromatherapy oils. Lavender, camomile, neroli, rose, and marjoram are all very soothing.
Put yourself to bed:
If you’re not ready to give up the television (melatonin or not) cuddle in a favorite blanket, keep the volume down, and watch something soothing–a taped show, a video, or something easy to turn off. Don’t watch the news–it’s designed to keep you up. Or better yet, read–it shifts you to a night mind.
Put yourself to rest–or sleep:
Turn off the light and cuddle into your sheets, your skin, your self.
Evening Rituals may immediately relax you, or it may take a few days or weeks to take a deeper hold.

I have a friend named Gene, a serial entrepreneur who currently runs a software business. Like many people, last year was a tough one for his company. They survived largely by providing add-on services to existing customers – a decent response to difficult circumstances. They even grew revenues a bit. But here’s something else that happened: They got comfortable. They decided they could exist on their base of customers, and then they “realized” there would be no new ones.
Is that bad? Isn’t that just accepting reality as it is?
It might not be bad, except that Gene’s people got used to the idea of “no new customers”, and it stuck with them.

Smoke is everywhere. The tobacco turns black and shiny. It is impregnated with a nice smoke smell. This process is used in Kentucky and others places that try to match the product (Malawi, Italy). Fire-cured tobaccos are mainly used in roll-your-own , pipe tobacco and dark cigarettes.
Flue Curing
The flue-curing consists of heating the air in a very well closed barn. An outside fire blows hot air (very hot!) into metal pipes running into the barn. There is no direct contact between the fire and the tobacco, the hot pipes just heat the inside air. This process is used for curing Virginia tobacco for cigarettes and Connecticut type wrappers. The goal is to fix the color on yellow to get bright tobaccos.
Air or Fire Curing?
Indonesian tobaccos are often classified as fire-cured, even if they are air-cured.

The man behind the mic was as unpredictable as the weather. His name was Dan Ingram, who also did many voice-overs for TV commercials and many of the WABC commercials as well. Ingram was without a doubt the most colorful DJ that WABC ever had. He was as outrageous as you could get without having to resort to off color humor. One afternoon he would preface each record he played with the intro to a James Brown song, “Make It Funky” where the song starts out with Brown asking his friend, “Bobby, what you wanna play now?” The answer was, “Whatever we play, we got to make it funky”. And then they would count off and just at the end of the count off Ingram would put on whatever song he decided to play. Dan Ingram was so far ahead of his time. And he was the perfect lead in for the man who counted down the top 20 every Tuesday.
Bruce Morrow was called Cousin Brucie. He WAS the voice of WABC radio and his shows, which ran for almost 20 years were the highlight of the WABC broadcast day.

There are some easy things you can do to ensure that you do not find yourself completely bored during a storm.
Small Radios are one of the best things to have in a storm because they are can supply music and important updates during a storm. They also do not require much power, so a set of batteries can go a long way. A deck of cards is also a great item to have because you can play games like solitaire or get a group poker game started. They are also a very small item that is great if you are evacuated because they are light and small. If you know you are going to be solo, you can never go wrong with a big book and a lantern.
